Dana Point & Lake Forest

Built in Lake Forest, installed in Dana Point

Dana Point splits cleanly into the Monarch Beach and Strands estates on the south end (large lots, ocean views, custom architecture, almost always our Polylux or polyresin recommendation) and the older Capistrano Beach and Mariner's Cove neighborhoods on the north end (smaller floor plans, more bay-window openings, more historic-feeling trim). The Dana Hills homes in between are some of our most consistent installs: 1980s and 1990s stock, hillside exposures, the kind of mid-grade plantation work that wood basswood and Polylux both handle well.

For Strands and Monarch Beach, the openings are rarely standard. We mill arched tops, octagonal panels, sunbursts, and the unusual cropped-arch shapes that the original custom builders specified. The marine air pushes us hard toward Polylux for any room with direct exposure. Even a few houses back from the bluff, the daily fog and salt make real basswood more upkeep than most homeowners want to take on.

Niguel Shores at the north end of Dana Point is somewhere in between. The Spanish-revival homes there call for traditional plantation in white with a 3.5-inch louver, while the hillside contemporary builds want a 4.5-inch louver and a flatter frame profile.

Dana Point is about 25 minutes from our Lake Forest factory on the 5. Once measured, most projects ship and install in three to five weeks.

Do you work in the Strands and Monarch Beach?

Yes, these are some of our most custom installs. Stock shutters do not fit these openings. We mill arched tops, octagons, and bay-window geometries to your specific measurements, and we almost always recommend Polylux or polyresin for ocean-facing rooms.

What's your typical recommendation for Niguel Shores?

Traditional plantation in white basswood, 3.5-inch louver, standard detail frame. The Niguel Shores Spanish-revival floor plans were built with a specific trim profile, and our standard detail frame fits it cleanly. For ocean-facing rooms we'll switch to Polylux.
