Orange & Lake Forest
Old Towne Orange is the historic district at the center of the City of Orange, with the 1880s-and-later commercial buildings around the Plaza and the surrounding residential streets full of Craftsman bungalows, California cottages, and Victorian-era homes. These houses have original wood frames that have moved over a century, custom trim profiles, and openings that don't match catalog dimensions. Every panel we install here is milled to the actual opening.
Beyond Old Towne, the City of Orange spans Orange Park Acres (the equestrian estates with larger lots and custom-built homes), Mabury Ranch, El Modena, and the newer Belmont Heights and Eden infill projects. The recommendation depends on the era of the home. Old Towne and Orange Park Acres get custom mill work in real basswood plantation. The newer tracts get standard plantation shutters in basswood, white, 3.5-inch louver.
We've been doing custom mill work for Old Towne homes since 1989. The trim profiles in this district repeat enough across blocks that our frame library covers most installs, but at least one custom profile usually shows up on each project.
Orange is 14 to 16 miles from our Lake Forest factory, about 20 to 25 minutes on the 55. The historic-home installs take longer to design than to install. We document existing trim carefully during the measurement visit so the panels seat flush at the original frame, not at a nominal opening.
