Seal Beach & Lake Forest
Seal Beach is the northernmost coastal city in Orange County, on the LA County border. The drive from our Lake Forest factory is about 30 to 40 minutes on the 405 depending on traffic. Seal Beach homes split into three main groups: Old Town Seal Beach with its century-old beach cottages and Craftsman bungalows; College Park East and West with the 1950s and 1960s tract stock; and Leisure World Seal Beach, the 55-plus community separate from Laguna Woods Village.
For Old Town Seal Beach, the recommendation is almost always custom-milled panels in real basswood. The original wood frames have moved with seventy or eighty years of marine humidity, and the trim profiles don't match catalog shapes. We mill to the actual opening and the actual trim. Salt air pushes us toward Polylux for any direct-exposure room, even one block back from the boardwalk.
The College Park tracts get standard plantation work. The Leisure World Seal Beach conversations are similar to what we have with Laguna Woods Village residents: style matters less than ease of use. Heavier louvers, simpler hardware, easier wipe-downs.
For any Seal Beach home, salt air is a factor. Real basswood with our ten-step finish still works for fully interior rooms, but Polylux is the safer call for anywhere near the water.
